@Justin Urich and @Gwen FyfeNew owners are are getting mail either from the franchise owner wholesalers (ugly houses guys) and others who spend a boat load on marketing or newbies that didn't scrub their list and only selected absentee owners. 

I was originally going to wholesale this, but a subject to sounds better to me.

Am I able to wholesale these properties if I get them under contract?

I don’t wholesale personally as I think it has a terrible ROI but if you are inclined to seek out distressed properties, the only real scalable option are FB advertising as Account Closed suggested or direct mail with an well organized, scripted telephone program.  

Just getting into this and I’ve been reading as much as I can about wholesalers and I excited to get started.

If you are eager to get started investing and have been doing a ton of learning then why not find a deal or two that you can wholesale?

As a wholesaler you sure only be paying the EMT but of course if you have enough capital then it’s very generous to cover some costs for the buyer

Are you trying to wholesale this deal, or keep it yourself to flip or rent?
