Mostly from motivated homeowners, and bank foreclosures, which I understand and expect many of those to be in bad condition. 

It seems like the seller sold his deed to the entity to avoid foreclosure.

I have no experience at auctions, have only bought foreclosures through Realtors.

Purchase price: $335,000 Cash invested: $70,000 I bought a pre-foreclosure property in the Bay Area suburb in early 2012.

Expect a foreclosure suit from the lender.....extremely doubtful the debtor is trying to reaffirm/keep this debt.

This property is a foreclosure and is on MLS so I amnthinking it went for auction, didn't sell and is now listed on MLS.

Im moving to Austin and housing is so expensive I figured this would also cause some homes to foreclose as well, but i see things like pre-foreclosure, shefif, foreclosed.

Hi, in FL - I noticed a situation where the sub association recently foreclosed, and now the Master HOA for the same is scheduled to foreclose aswell within weeks apart.Does that mean that whoever was the winning bid on the sub-association foreclosure will be wiped out when the master association proceeds, does it have seniority? 

An investor giving a borrower (in pre-foreclosure) advice and strategies to sell his/her house .... and then splitting the profits with them (making a contract between investor and seller)?
