I fell into being a landlord a couple of years ago when a quick job move meant either selling our home or finding a renter.

That meant using OPT - more than happy to pay my property managers who do a great job so I don't need to deal with all the random issues that pop up.It's much more scalable if you are not part of the equation.

I would like to add that my agent confirmed with him if he meant to say $33,500.

Not sure what you meant by "successfully investing in this market" - HOA boards are not paid - it is all volunteer.

Just don't get hung up on there being one definition for the word or for what it means and certainly don't believe that every company operates from the same playbook meant to take advantage of others.  

Qualifying meant that you were "coachable".

Or he meant that they don't do any paperwork at all?

I thought this property was meant to be.  

I thought that just meant patch it, but she said that it is for replacement.
