Even with an extensive friends and family network, it can take anywhere from 2-10 people to raise enough for the down payment.

I'm trying to get extensive electrical work done on a rehab and I signed and notarized the notice of commencement so the contractor could pull the permit and they called me on Friday at 4PM and told me I had to file it before they started on Monday...I have NEVER had a contractor tell me I had to file especially when the job is over $6500...that should be up to them ...I do not even know where to file it...am I wrong ? 

The devil is in the details.This is one of those situations where you don't know what you don't know, and it's an extensive list of things that come into play in subdivision development, and even for those with experience, it's a bear!  

The renovations included pretty extensive remodels within budgetary restraints. 

My wife is an agent and has done extensive research to be able to speak to all areas in the very large JAX market with regard to prices, returns, etc.

In referencing lot topography we live in a very mountainous region and excavation costs to prepare the site can be quite extensive in addition to getting utility service to the site.

So I recently bought my first property, a 2/2 condo located on the 6th floor of a 6 floor building in Miami.When I purchased the unit, there was extensive damage to the walls and floor directly below both bedroom windows and the balcony.  

Mortgages are a large portion of that over-extension and Toronto and Vancouver are the big skew on the mortgage numbers.Young, freshly minted homeowners - particularly those in TO or Vancouver - with no amount of equity paid down, could find themselves in precarious positions if a recession were to occur in concert with their {first} mortgage renewal.

I bought the house on March 1st and am doing some extensive rehab to the house (nights and weekends starting to wear on me, but a story for another day!)
