In my opinion, your offer should be made based on what is a good deal for you to purchase the property, commission savings or not, but point out that you are an experienced buyer, won't be any extra work for the listing agent, and you hope the agent will consider dropping the 3% commission from the seller's fees to encourage the sale.

When you used to be able to have 80% furnaces those endorsing 90% would have to make the price competitive to encourage buyers.
