New to wholesaling as a new mom...

Hello,

I am a young woman, also a stay-at-home mom of a 4 months old boy, looking to learn a lot more about the real estate investing. I'm looking for a mentor that I can work with to teach me wholesaling in particular, what I consider the first step in any successful real estate investing business. Someone I can grow with and learn how to be financially independent. I do not have money to invest in any books, programs, classes or cd's, but I do have something a million times more valuable than money, I have time, passion and I am driven to learn how to create wealth through real estate investing. I have a Bachelors degree in Public Health and I've realized that I have spent thousands of dollars on an education that will keep me dependent on someone else for my financial well being.

I have always wanted to be my own boss and always knew I would be good at business. After wasting a degree in science, I am ready to take over my life and do what I really want to do. I am just concern in my little one. I don't have any family in Tampa, and can't afford a babysitter just yet. Now would that limit the ability of deals I would be doing, or would it even look professional to take him wherever I go?

Things I am doing...

- Finding a legit school online to get my real estate license. ( there are so many, I have no idea if I might encounter some fraudulent company)

-Putting contracts together

-Trying to create a website

-Trying to find a mentor to help in the learning process.

Things I need to do...

- Create a buyer/investor's list (where to find them is a bit challenging, but I plan on looking at the yellow pages.)

-Find deals( need to know where to start. Some people recommended, MLS(when I get access), drive around)

-Learn, Learn, Learn

Anyone has some advice, I am open to any suggestions on how to go about it and other things I need to do. I am very serious about it and now is the time to do it.
