I absolutly love investing in Anderson and pick them up when ever I can find a multifamily rent ready under $30K a door.

You must sell the first property though before you run out of year 5.  

I recommend listing on two platforms and to hit the ground running.

I do work at a home building supply store, so getting a close estimate on materials will be easier for me when running that side of things.

At this point the value of the house is still increasing but not at the same rate as the previous years for a number of obvious reasons (high Interest rates,  age of house, etc.) and at this point I'm not sure what my next move should be since I don't like having all that equity tied up in the property and borrowing against it (HELOC) doesn't seem like a good idea since banks seem to be charging even higher than "normal" interest rates because the house is not my primary residenceIt's been almost 2 yrs since a I moved out of the house and I know my time is running out before we'll have to pay capital gains on the property if we chose to sell it [unless I do a 1031 exchange of course] but wondering what other options I might consider.

The seller stated during heavy rains water does run off of the road and the neighbor's property into and around their pond.  

Unfortunately there is literally no street parking in the area and the vacant land next door and corner store are not willing to lease or sell parking spots. 

Things such as: Move your AC condenser to the side of the house instead of the rear, Fix your garage concrete slab, your garage party door is 7ft wide when it could only be 6ft.

Personally I'd recommend finding a quality real estate attorney if you don't already have one and run this by them.

Secondly, are they running this through Escrow?
