After you do your due diligence you should be able to have a good idea which areas you need to improve and which you can scale back.

This is where you will do your due diligence, process your mortgage, transfer the title, etc. 

You also have to perform due diligence for trying to find another tenant.Or you all can come to an agreement (put it in writing) that she pays Dec. rent (whether she lives there or not), allows showings, and you also keep the security deposit. 

You will want to do your due diligence on this individual. 

What went wrong here is I didn't make proper due diligence on the property before we go with it. and probably the listing part of it we should not put it too high like what matt said.

But on reading it more closely, it's not the property closing Monday so maybe it was during their due diligence that they bounced it.

I tend to rely on my own due diligence and market research regarding supply and demand.
