If you have a septic system that might be an issue as the minimums go up for a septic, you will have an issue if there is a shared septic.Speaking of shared amenities, a shared well can be an issue, often you can file a written well agreement for the new legal descriptions, same with any common wall or driveways.You may not need a "proper survey" (in Cali I'd not be surprised if you do) but I have done minor subdivisions without a surveyed drawing.
