This is crazy and doesn't make sense to me that we qualify for this refi on every aspect but can get held up for $1200 that i can't just pay now?

I personally wouldn't buy any rental without at least a 15% return so it makes sense that his offer would be higher than mine.

You can say "well that's common sense".

Wouldn't make much sense to realize the gains and wait for the possible "dip" to play out. 

I don't want to make any enemies as this is a small market but the prices i am seeing are just way over the 1% rule and honestly don't make any sense as i run the expenses on some of these properties.
