I haven't mailed to real estate owners yet (starting this week) but I have mailed to business owners (who usually don't check their own mail) and have a terrific response rate. 1) Best response rate comes from NO return address, hand written delivery address, and any regular stamp placed somewhat crooked.

Never had any problems yet but the letters I have sent I always put a disclaimer like you mentioned I also put if the property is currently listed they should keep working with their agent so if they bring it to their agent it won't look like I am trying to steal the listing.
