The type of insulation is really important, too (check out OC 703 or Rock Wool insulation, instead of plain old pink insulation).Thickness of material and airspace are critical for soundproofing.

One appealing aspect of these apartments when we considered them is that they were move in ready and we could sign individual leases.  

Critical to enter beginning hud, all expenses, and ending HUD to get solid numbers.

As far as the units go, anything with 5-8 units we would more or less come in with all cash so we wouldn’t have to deal with the financing aspect, while with the 3-4’s we possibly would go the more traditional route with a residential loan.

My plan is to educate myself on all aspects of this business before making my first investment.
