But within 8 hours I had numerous calls and emails of people presenting me with their deals and asking for funding.I would not recommend ANYONE buying that list since it's worth about as much as the pile of dog crap left in the neighbors yard.

That agent then says great let me show you houses from the MLS and proceeds to say in todays market that they are seeing offers at 105-110 of listed price.If I buy at 50% equity and only pay 6% in commissions,(in my case 3%) to resell why would I ever deal with the crap agents have to?

STOP listening to the "guru's" Stop listening to the masses (when they say stupid crap), and definitely do not listen to the people that own printing companies (sorry people that own printing companies).Are you going to ask a guy that sells water for his opinion if you should drink water?

Words like AND and HOWEVER.When making a presentation you will be received at a far greater rate and the likelihood of success is 10 fold.When using but what you are actually saying is that the previous opinion is crap and you have a better one.This comes to light especially when using reinforcement techniques.

If you put crap in, your results will produce crap back out.Zestimates are not accuarte, nor is any other guess by some company who is taking average prices, median prices, or whatever they use to guesstimate.The ONLY way to comp a property is to pull actual comps.

@James DeRoest  from the sounds of it your very hands on and self manage... that is the optimum way to run "cheap rentals"  out of state its really a crap shoot and the term turn key buy it and let if perform.. is not really applicable to those asset class's regardless of PM or any other individual... your dealing with that asset class tenants and they are generally more transient and subject to lifes ups and downs more than better asset class properties.. there is no question that a hands on local person who knows his or her &%$& can make low value assets work its a job no doubt but hey your working for yourself right.
