Numbers need to work, of course, but the people you invest with need to be transparent, communicative, and reliable. 

However, I think the SGF market will continue to stay strong due to expansion of local industries, even after a slight correction or leveling out.The raw land we are currently developing is what we picked up in the downturn between '07-'10 at foreclosure/bankruptcy pricing. 

@Rick Pozos is correct that in order to live for free you have to find an under market deal.

Over leveraged assets is what crushed so many people in the last correction.  

If you have no clue on what you are doing, spend the money and time you otherwise would have on creating an LLC towards getting an education on the correct way to put a property under contract. 

The property plans can range from a 2-5 year hold, 3-7 years, 5-10 years, etc...communicated up front with financing that matches that plan.

Yes, the annual fees are staggering and a complete waste if you don't take advantage of all the perks but if utilized correctly I always get more in travel vouchers and other value than the cost of the annual fees.

Perhaps you can correct me if I am wrong.
