Hi everyone,My name is Jason and i live in Martin, Tn (NW corner of state) and i am finally getting more serious in my quest in real estate investing.

It can be very tough out here, and I have had a few weeks at a time without any deals but every time I feel like I will not make it, I see another opportunity just around the corner!

There are instances where the problem can be solved without touching the foundation: 1) gutters/downspouts - if the gutters are plugged and water is pouring over the gutters only inches away from the foundation or if the downspout isn't directing water away from the house and is dumping water right at the corner of the property you will have water in the building. 2) Concrete - Is there concrete pitching toward the house, all the water flows toward the house.  3) Landscaping - depending on how bad your problem is, a thick bed of mulch can help absorb water or if water is flowing toward the house, a drainage solution or diverting water away from the house might help.

Hi @Xavier Yepez and @Polina Goncharova,In my opinion it doesn't matter if you invest out of state or around the corner - it's all about your team.

How should the shape of the corner be near the hallway?

If you do vinyl the solid sheet tends to be better especially because the drop and stick the corners pop up over time.
