Are you looking around for a networking group to learn more about investing in real estate or are you looking for an actual mastermind group made up of high net worth individuals (most likely millionaires or more) who meet to talk about the economy and their tstrengths and threats to their businesses and how they plan to address those threats as they continue to grow.

Market cap rates continue to push into the low 5%'s, and I'm seeing new & renovated buildings sell for mid-high 300k's per unit in the right areas.I'm happy to share some market data and offer opinions where I can.

I am continuing to push hard towards my goals.

Now, allowing 2 tenants that have been there for many years, continue to stay for another year at the same rates, is I think an effective business decision and I'm not going to go through all the reasons why on here, because I do believe we are steering off topic.

The fact that experienced investors take the time to break this stuff down for those of us learning the ropes, and in such detail, AND with such grace, makes me continually realize just how awesome Bigger Pockets is time and time again.

Looks like my hope of having a vacation home in Chattanooga is going to have to wait a bit, but as long as the numbers continue to work, I'll keep looking for long term rentals.Thanks again!
