Having said that -$25 a month is not that bad, although, if your goal is to make $200/month cashflow, then this property does not make sense.However, if you're confident you can sell the property asap or increase the rent quickly so it becomes positive cashflow, then yeah, it makes sense.

Your personal opinion does not count.You seem extremely confident in your stance.Your stance is that if you evict a tenant, or they leave on their own accord (got laid off, family issues, etc) they are liable for the total amount of their lease.Have you taken a tenant to court and won a judgment for the entire remaining lease balance based on one of these circumstances.If yes please tell us about it.

I know they can be very inaccurate but after a closer examination of the specific neighborhood, comps nearby, and the updates we’ve done including increasing square footage, we are confident it will appraise much higher. $225,000 may possibly be optimistic but the comps don’t lie.We fond the renters who have been qualified through a friend.
