I had to spend 10 minutes in from of a door one time telling a tenant they are getting evicted because aggressive dog breeds are not allowed at my complex and insurance will not cover them.They said they would get their own insurance which I told them my insurance will be dropped with any aggressive breeds here so that will not work.

I have looked at flipping, beach houses, local retail projects...etc and I keep coming back to the desire for a large multifamily complex with good management where I can put a chunk of money down and hopefully build some equity over time.

I may be wrong, but I don't think cash flow plays as big of a part in determining the selling prices as it does with 5+ unit commercial complexes where property valuation is usually determined by cash flow.

Another option is to see if she is a friend to anyone within the complex and see if she is willing borrow the bathroom/shower as needed.

But they are highly mistaken, I know numerous people that were not allowed to get certain jobs, or join special units due to debt that is considered a security issue.When I left Korea I had to terminate my plan with a Korean phone company, but guess who had to pay the other $400 for my sweet new iphone.

So most cash out refi and then keep investing and doing 1031's on existing properties until they wipe out gains upon leaving their estate to their heirs.It's more complex that than but the general idea.
