Not renewing lease for current tenants because of dogs?

Long time reader, first time posting. Love BP!

I have tenants that are nice, pay ahead of time, and generally take care of the property. However, they have 2 small dogs from hell. Very loud and annoying, and I sometimes get complaints from neighbors. I approve their dogs in the lease terms (although I never met the dogs before I approved - lesson learned).

The lease is up on October 1st. I don't want to renew their lease because of the dogs. Am I aloud to tell them this is the reason? Or should I just keep it very general?

Also, housing is in very high demand in our area so I would like to give them as much notice as possible. But some others have recommended that I only provide the minimum notice (45 days) in writing to prevent the situation from getting "weird". Any thoughts on this?
