Not renewing lease for current tenants because of dogs?
Long time reader, first time posting. Love BP!
I have tenants that are nice, pay ahead of time, and generally take care of the property. However, they have 2 small dogs from hell. Very loud and annoying, and I sometimes get complaints from neighbors. I approve their dogs in the lease terms (although I never met the dogs before I approved - lesson learned).
The lease is up on October 1st. I don't want to renew their lease because of the dogs. Am I aloud to tell them this is the reason? Or should I just keep it very general?
Also, housing is in very high demand in our area so I would like to give them as much notice as possible. But some others have recommended that I only provide the minimum notice (45 days) in writing to prevent the situation from getting "weird". Any thoughts on this?
Appreciate the help!

Johnny, what Sam W. and Lynn M. said. . .
. . . how much can you increase rents due to high demand?
. . . a bird in the hand, better than. . . . .
If they are good, and you can curb those mutts, you may have a winner.
Communication is everything!
Maybe hand them bark collars as an incentive?
