No stain no seal acrylic grout...easy to use, colors are uniform and supposedly bulletproof.  

As this is your first deal you are probably looking at this property with rose colored glasses.

It's a pet peeve of mine because licensees become much less inclined to find creative solutions when they have to color the picture and stay within the lines.The other point is that the training is designed to help you pass the exam, not do the business.Alas, many learn the forms by not the business.

That being said I am in the Military and I am considering putting a picture of me and my fiancé on our postcards with myself in uniform and her just looking dressed up and pretty as usual- at a popular spot in town that everyone knows and likes.

for me this really depends on what the class of the property is and the tenants.if your talking section 8 or areas that are C class very blue color working type areas and housing stock along with Tenant base then I believe local PM is almost mandatory.
