Once they determine if they can pay your requested rent, or you accept the rent they say they can pay, it gets moved to inspection.

There was only one other house at all comparable on the market when we listed, and our house was fancier, bigger, in better condition, closer to campus, and in a nicer area.

Your valuation will likely be only based on residential market.Find out what the market rents for a conventional 4 plex rental is and you will likley be closer to assessed value.
