The preparer of the certificate is responsible only for negligence or other breach of duty in the preparation of the certificate.Several bar associations have specifically found these certificates of title, unless issued by a local attorney, to constitute an unauthorized practice of law under the rationale that the certificate contains or expresses a legal opinion as to the manner in which title is vested.No certificate of title bearing the name of the Company shall be issued.I'd read the provisions of the Certificate and be sure I understand them and then be sure of the financial stability of whoever or whatever is liable for any loss before I would accept it.

In California, the standard form contains language that these types of disputes will go to a mediator instead of court.

this thread turned into a lead paint discussion, so i will add to it...we give a handout that reads something like "property is from before 1978, so it may or may not contain lead". end of story.do not if it will be enough in court, and hope with all i've got i never have to find out.bottom line (i know it would never stand in court), why would the parents let a kid eat paint chips. but that's TOTALLY another topic. lol

:-)Oh, yes, I have been in it for a while here in Chicago, particularly the Southside and despite what many say and despite the gross lack of development and resources being put into this part of town, it is still beautiful and contains some of thee best classic Chicago history which can be seen through the architecture.
