Memphis is on the border of TN.

There may be other parties that have interest in the property, mortgages, liens, etc.Buying a property with these terms is gambling unless you've done your due diligence.

These tend to be unsecured and/or to unsophisticated investors which, to me, is gambling.

The island borders a large and very busy convenience store.

This is the first home I will own that doesn't have a basement so I'm curious to what kind of feedback I'll get from tenants but less maintenance on my behalf.Property is in Parma, OH, boarding an A city, IF I was a few houses down the street I would of been in Independence, OH border and this would of been worth a lot more.

If you're not looking at a timeframe of at least ten years, you're not investing, you're gambling. 

You just don't know if your investments will pay off and that is the gamble.

The border provides stable employment & it seems to house a large immigrant population. 

I have growing family ties across the border from Detroit, most specifically in Windsor, Ontario.
