Hold her to the letter of the contract and seek out an attorney sooner rather than later.

After two or time l would send them a letter indicating a pattern of maintanace calls for plugged drains and that they would be billed if it's the same problem over and over.

Identify that thing that's blocking you and work to address it. 

This has been my experience.You may have to create this deal yourself by doing research, legwork and contacting sellers directly, either by letter, door knocking or calling them.
