I figured why not.I do verbal "walk throughs" with investors for $100 (over the phone with out of state investors), when they don't want to do the whole retail inspection.  

Speaking to sellers face to face or over the phone can be very intimidating for a newer real estate investor/Entrepreneur, the fear can be discouraging and immobilizing. 

Although i have gotten response from direct mail, skip tracing phone numbers using a wide range of skip tracing tools has allowed me to call owners directly.

I still work my full time during the day, but I keep my phone near by at all times. 

OH and I bought a new EYE phone yesterday along with the watch..

The vast majority of our deals have come from pulling list and skip tracing the list in its entirety for phone numbers and cold calling potential sellers.
