If the roof is bad you will have to fix it regardless of who buys it, I don't know how people manage to screw up laminate, maybe not letting the material acclimate for the recommended amount of time or perhaps lack of underlayment.

The tax law disallows passive losses to be deducted unless there is passive income (small 25k exception for certain taxpayers) For this to work, you have to be nonpassive with respect to your rentals, and rise to the level of material participation.

NOTE:  The SST doesnt apply to legal duplexes so if that becomes a concern at a higher price point I would recommend seeking out a duplex with a non-conforming basement or attic unit to maximize your returns.Another alternative that several of my clients with a similar budget and goals have does is to seek out a SFR with in law living setup.

If this indeed is the case, without alternative action taken, it is my opinion, work will shift dramatically to W@H or employment sectors enabling quarantine measures.Furloughed workers from the Hotel, Restaurant and Travel industries will not be able to provide for their families on the 1-2 months of stimulus as I expect this to last longer then 1-2 months.
