I own a lot of cash flow rental properties in Tacoma but I don't think the trend is moving south to Tacoma nor North to Marysville.One of the interest trends is that only 60% of the population that lives in Seattle works in Seattle.

And actually more east northeast as that is closer to Chicago with higher population density and better shopping and entertainment amenities versus none of the above south and southwest except for cornfields and small towns

These areas have roughly flat population growth, less than the median Massachusetts household income, are a long commute to Greater Boston, and have above average crime levels (at least from my research), which concerns me about long term performance.
