It seems like a bad way to start to "work with them"and mabay their trying to see if you will budge before they are even in the house and how much more they can get away with.Here a story, rent was $1075 which is fair and I dropped it to $995 to get it rented out in winter with oil heat which blows heating it(even at 53 degrees).

A corporate officer or manager must have operational leeway but at some point more significant business matters need to be brought to the owners/members, How you set up 2 or more LLCs needs more consideration than the one property for one LLC advocates mention.

I not advocate quit claiming: for one, it can void your title insurance and for another if you have a mortgage, it would break the terms of your loan.

As a consolation, I did call their winterizing contractor back to cancel once the deal fell through and explained what happened, and he laughed and said it didn't surprise him at all, he quoted them to fix one tiny leak in a pipe in the fall so that he could adequately air blow the lines out for winterizing, but they refused to pay him to fix it, which led to water being left in the pipes and busting several more.
