To the best of my knowledge, you're not obliged to use their services to manage the Property, but it might mean you lose a certain "warranty" that would otherwise come with the sale.In general, I reckon the only pro with Turnkey companies is the fact that their management services do let you off the task of self-managing!

However, it is a daunting task the first time. 

From managing my rental portfolio (and property managers) offering suggestions for renovation decisions to even departmental tasks at my note company.

Perhaps they do a few tasks for you and do a good job and they are in need of more work?

Set expectations: Tasks, Availability & Deadlines - What are they doing, how much lump sum or hourly, and when is it due3.

You have to prepare to clean a lot and answer client questions or hire those tasks out.

Again, I don't want to be the "stereotypical" sleazy landlord and gouge people by charging for things that were not their responsibility or overcharging for repairs, but I don't feel asking to be compensated for my time to take care of tasks they should have is unreasonable or sleazy.  

HiI would love to intern or job shadow an experienced investor in the Greater Hartford Connecticut area in exchange for doing tasks such as admin or job site takes that you investors don't like doing.

It is hard enough to find someone semi-reliable to get his construction task done under $50 an hour in the area.
