Yeah, FHA isn't a super huge fan of pure luxury items.

IE 100 200k of risk money.. with SFR type stuff I closed it all... and like I said its all been super distressed....

They understand that communication is super important and it becomes part of their ov er-all "value" to an investor.As for what you tell them when you call...you build relationships and sometimes the conversation is about the portfolio and sometimes the conversation is personal.  

If you bought the 30k package they are going to upsell the 35k package and then 50k package and then the super secret bona fide serious investor package for 100k.

I installed the Sensi Wi-Fi thermostat (made by Emerson) and it's been spot on and and super easy to use.  

All new windows (some larger, some removed), new floors and paint, removing a few walls that aren't structural, two net baths, making a basement into a room, closing off another room by extending the floor a little and adding a very small piece of wall, adding a swamp cooler, new water heater, vapor barrier, replacing kitchen cabinets, adding tub in one of the bathrooms, moving toilet bowls a little, adding a larger deck, etc etc

It doesn't have to be super complex, but if we could host all of our properties on our own independent website then we can avoid the downsides of the bigger companies such as their cancellation policies.
