Maybe find a partner where they have resources and you find and manage the investment (I would say rental as opposed to a flip) and have some sort of split.

You could create one mortgage with split notes - Equity $50,000 - have one $50,000 mortgage and 2 $25,000 notes secured by the mortgage.
