Our 2 biggest marketing channels are website using Seo and pay per click, and direct mail.

I can't answer your question but I will tell you that there are a lot of tools to network here like "keyword alerts"  networking will help you build the support team you need. 

I only ever use it as a quick glance but it's not an investor tool by any stretch.

This site is great tool/resource for real estate investors; I learn something almost every time coming on to the site.  

Plus, screening is a tool to help pick good tenants but no guarantee.I inherited tenants and collected another years' worth of rent before they left.

Thanks for the advice; my direct mail is serving as an  accountability tool to get my legal affairs in order.
