There's a reason I haven't started investing in Camden given this model as it's much more speculative, but as I stabilize more of my profile I'll have additional flexibility to do this.

I'm guessing since the tenant profile are completely different (corporate/businesses vs regular residents) can one assume it's a lower risk in general?

Not really using leverage; I'm okay with small potatoes based on my age, nest egg, and risk/reward profile.
