Investment Info:

Single-family residence buy & hold investment.

Purchase price: $130,000

Cash invested: $4,000

Super low out of pocket amount to acquire property. Always rented. HOA takes care of lawns, pool, weight room, etc. Gated community and it is a townhouse. This is probably not the typical formula for rental properties but the low out of pocket costs made this transaction worth it.

What made you interested in investing in this type of deal?

Very convenient location and super low out of pocket.

How did you find this deal and how did you negotiate it?

Original offer that was made was not accepted. Seller contacted me later to say that original buyer fell out of deal. Leverage was mine at that point.
