My business grew leaps and bound when I quit my job because I started having coffee once or twice per week with investors and grew my network exponentially.Relationships tie into the networking, but private lenders, wholesalers, real estate attorneys, insurance agents, title companies and real estate focused CPA's are all people in my inner circle that we continue to grow our relationships with.Lessons learned in flipping:  It is very hard to find a good contractor.  

My buddy opened a MMA gym in 1994 and he was killed in a car crash a few years later and his parents gave it to me in 1996 and it grew from there.  

I have also considered investing in out of state markets, specifically Oregon, where I grew up.

Maybe it was the East Texas thing as I grew up there in the same area she was from. 

I grew up in the Westlake area going to local schools and went out to cincy for college at Xavier University.

We both grew up in Tampa but had left for about 7 years before deciding to return.

I grew up in Omaha, NE and received much knowledge in investments the Warren Buffet way.

My dad grew up in N Tonawanda and if I recall there were a ton of small SFH like my grandparents lived in.
