I thought about being an LP to diversify and expose myself to a new area but if I know and can do BRRRR is there really a reason to be an LP? 

@Jeff Stansberry your best bet with least risk is investing passively as an LP on a syndication.

Have they performed a needs analysis for the area to see if their business model is viable?

Ideally I'd like to see if a model where we let people with this cancer stay for free while they're there, and then rent it out to regular people to raise money when it would otherwise be vacant would be feasible.
