I found in each case, care for things like roof, soffets, exterior decking, interior closet doors, walls, AC units, window rot, long expired heating units, etc, were in generally beat up and run down condition.

@Robert Carl Curious to hear more details about your experience with the tenants getting more time just by claiming repairs were needed.Typically, a tenant must file for a day in court if you are not repairing items that affect their safety such as heat in the winter, no windows, etc.

Over the next 18 to 24-months, we are going to replace all windows w/ triple glaze (Energy Star rated); add an additional R7 of insulation to the exterior (including foundation); install two heat pumps (one in each unit); add R20 (6") of insulation to the attic.

So I would like to accomplish the following:1) URL on signs that are easy to remember and changeable redirects, similar to google voice numbers2) Different short URLs (bitly or other url short names on each sign) for tracking purposes3) Low cost squeeze page with contact fill out form, testimonials and information4) Privacy on the website ownership, etc. 5) To make new leads feel comfortable and still build trust but protect myself for the long run using bandit campaigns.I am considering making multiple cheaper one page sites, that produce similar results and rotate them through if I feel the heat is turning up by code enforcement in a particular city.
