How did you develop this list?

I'm looking to connect and surround myself with locals who enjoy sharing their knowledge and experiences, and remember what it's like starting out (especially if you've successfully taken this approach recently).

Finding them is easy when you know which state because you can get paired with a seasoned agent and explore property management companies or use friends, family or your own services.

Every project is way different, too many moving parts in this business....

Loan Buy Down: It isn't a bad idea to calculate this into your unrealized cash flow.

@Leslie Monroy I agree with @Shawn Mcenteer Bloomfield is a good area for this given your criteria.

Pretty sure there's no laws that address this.

For years i have had a portfolio policy with Nationwide for my commercial plazas but they are not renewing me this year as they now require all buildings with a food use to be fully sprinklered (which i do not have).
