If you are doing a rehab for a flip these places will come out and take older stuff if it is still functional, I just did this for a kitchen on a flip and it cost me 0$ to strip the kitchen and bathrooms and I can deduct the value of the cabinets as a charitable contrabution.If you need used appliances they resell the stuff they take out of the flipper kitchens.For new cabinets we have a place calle Builder Material Outlet in Phoenix that has amazing prices and Cabinets, Granite, Doors and Windows.For appliances we shop a local store that we have built up a relationship with.

Hi,I just got under contract of condo in North Austin, it need some make up.It is small project and i need handyman to do retouch on that property.Who can do some flooring ( 390 sqft ) and do cosmetic at kitchen ( changing sink and retouch cabinet )Not easy to find handyman who can do flooring, carpenter and have all the tools.Is anyone has this connection to this handyman ?

The house went under contract pretty quick after they turned down my offer.https://www.redfin.com/OK/Midwest-City/4416-Bonapa...Below are the numbers:Purchase price: $53k(20% down $10,600)Rent: $825(may have been able to get $850, wanted to be conservative)Taxes: $55Insurance: $65Closing Cost: $3500Vacancies: 5%($42)Repairs: 10%($83)CapX: 10%($83)Property Mgmt: 10%($83)Mortgage(4.75%): $222Cash Flow: $195So at this point I am happy with the cash flow number and really even paying $55k-$57k the cash flow looks good.Here is the part that I am having a hard time with, ROI.I Estimated that the repairs would be $5k-$10k before getting it rented.Flooring: $2500Kitchen Cabinets: $2500(prob the worst part of the house)Interior Paint: $400Fridge: $750Dishwasher: $500So at $5k repairs ROI: 12.3% (good); however at $10k repairs RO: 9.7% (bad).
