The question is does it make sense for a business owner whose business is their primary source of income to buy an investment property inside their business as opposed to just buying it in their name or an LLC. 

If you sell or leverage your 2 properties and use the $100k you have you to buy rentals you will not even come close to making as much in cashflow as you make with your current career.

Insurance cannot cover the kind of damages you seek because every landlord would buy it and rent to poor quality tenants willing to pay the highest rents at no risk to the landlord.

If you accept, I am willing to waive the $3,700 buy-out fee asrequired by the lease.
