Unless companies set up new operations in the city creating replacement jobs, all that will remain are lower-paying service sector jobs, which pay much less.When average incomes fall, so do rents and property prices.

New construction here is pretty pricey but we can look at sub cities and that may be a possibility. 

We have not identified a new primary or investment property to purchase yet.

To follow up on this thread with a little more info I've found since my last post:Found someone in our area that will do new construction VA loans - they were with this company:www.annie-mac.comMaybe they have loans in other areas, might be worth a call.
