As I said most RE agents handle clients by throwing a bowl of  canned sales routines and self-serving gimmick spaghetti against a wall and seeing what sticks.

Hello fellow BP members,I just walked through a small 3/1 house in Glendora and noticed cracks in the ceiling in 2 rooms on either side of the house and a crack in the wall near the front of the house.

In addition the 2 Car garage is presently a large 1 car garage as the previous owner removed the dividing wall.  

It's not just redesigning the roof, it's beefing up lower walls, adding floor joists in the upper floors,  etc. to handle the new loads.

Who knows what the walls looked like without the paint.  

The realtor was quick to tell me that it was done "to code" but that it was done with no permits so not listed in the total square footage.When I went outside, I noticed that the add-on outer wall was 3 feet from the property fence on the side of the home.  

Listening to Brandon story about knocking out a wall and a bunch of dirty mags fell out, got me thinking about the weird things you find in houses that we buy. 

This need not be expensive, sometimes just doing a slightly better paint job, or a feature wall, or painting kitchen cabinets will suffice. 

Most of the walls and ceilings are open and accessible at this point so our options are pretty much open.   

We discussed everything but really, I picked most colors and wall textures, he picked plumbing supplies and windows etc.
