If you are dealing with private owners (as a wholesaler you probably will be), you want to keep the personal and approachable connotation to your business.

Currently living in Adams Point and was hoping to pick up a triplex but the area seems pretty expensive right now for multi-family properties unless you owner-occupy and use Just-Cause to raise rent to market rate after a year.

Also ask the broker/owner about their marketing.  

The previous owner owned up to 400 properties and he's dumping his portfolio.I like this property at 165k or 170k with closing cost credit.I'm considering submitting 2 offers with different closing times.

My problems were as follows:I asked them (and have the email correspondence to prove it) to do the annual renewal of the home owner's insurance and their representative said they'll do so.  

I'm curious: is FHA203k strictly for owner-occupiers, just like the other low deposit FHA ones?...

And I would like to ask if anyone has found any rental properties in Lowell aside from the MLS, such as absentee owner or free and clear through creative methods?

He has 2 surviving kin, one of which is institutionalized, and I'm fairly certain his (middle aged) daughter will want to sell.What makes this a possibly great opportunity is the fact that he was the first owner of the home, built in the late 50s early 60s, and owns the property free and clear!
