In order to permit tenants to adjust to the possibility of unregulated rents, and to address the potential for abuse of the owner-occupancy exemption by landlords who are motivated to move into a property to gain an exemption just to increase rent and not to reside in the property, this exemption should not take effect for one year after the amendment to This chapter exempting these rental units is adopted, or one year after the landlord begins owner-occupancy, whichever is later.I'm not sure you answered my specific question, but you have brought the above paragraph to my attention which looks like it directly applies to me NOW being exempt from Oakland's rent control and the "Just Cause for Eviction Ordinance" since I moved back in and Owner occupy one of the two units.

We offer maximum flexibility (including picking it up at the rental unit) but retain the right to standardize to a required method.Our wording:Delivery of rent: All due on the first day of each monthly rental period, it is absolutely the responsibility of the tenant to mail/deliver rent payment (cash, check, money order/cashiers check, deposit at Red Canoe) to (name and address) or at such option or other place as Landlord designates.

At this point in my life, we are property tax payers, but I know that being in the military, where I go next, I will likely seek a cheaper apartment in a moderately safe area and seek a company that maintains their propertly well and addresses repairs and issues quickly, but won't care if the interior is dated looking so longs as it is clean and things work, but I am definitely not seeking a place with a yard that has to be maintained.

I agree with Joe in just being honest and straightforward.I used to have tenants send rent to my home address, but as my business has grown I no longer do that.
