The weekly rentals were $8,000 (June) & $8,500 (July-August) As the summer season rental is approaching us, we are faced with a tough decision.

It likely would require something grossly negligent with huge consequences to have a chance to go beyond my coverage and we are not that negligent. 

Thus, we are looking into the Johnson City-Elizabethton area or the Kingsport-Bristol area.

We are hoping to see a better market in 2025 with lower rates and hopefully some deduction in property taxes, though.

That's short term and long-term, it just does not add up.I am expecting some form of disruption in the industry, but things are so tight in RE it won't happen anytime soon or it'll happen sooner because of how tight it is.  

We are definitely dependent on that population and job growth to eventually gain some profit spread.

I'm fairly new to investing, but we are in the Wichita, KS market!  

He will be totally hands off and only role is to provide money.My goal is cash flow and another investment(same as my father).I have limited free cash on a tight budget but have access to a heloc loan for expenses if needed.
