In my state, if fees are considered unreasonable or one-sided, they are simply tossed out in court.

yes and no...the rate i got quoted was 4.375 with an auto draft from an account with them. i can't go commercial UNLESS the property is zoned commercial. 4 properties are never (my guess) zoned as commercial.i HAVE to put down 25% for a house, so 30% is not unreasonable..

Most can't meet that description and then that's when the prospect says you are unreasonable and leaves and I say let them go elsewhere because I know what happens most of the time.
