@Isaac Childs Congrats on overcoming a fear a lot of first-time investors have - getting out there and actually meeting people!

Have a child or get a girlfriend and suddenly you need more space. 2/1's are far more stable, with 3/2's allowing tenants to stay for years (but they are a lot more rare in multifamily).So I'd highly advise going for the triplex rather than the 6-unit building.

But she really wanted to live there next to parents who vouch for her and they also say she has voluntary child support from the father of her kids.

When I received that notice, I started doing some more research which is when things got complicated...I found that the man who lived there was an only child and never had any kids.

What if a couple has a child during the term of the lease and continues to live there with the lease auto-renewing?

I don't want things to go bad and get stuck with some bad guy and his child that I can't get rid of.  

Their parents called me like I was a child; demanding I give the money back 😂.Needless to say, it didn’t work.
