@Rashim Sharma your biggest challenge will actually be finding a lender.There are two banks that have offices in USA and Detroit that often will lend to Canadians buying in the USA.Can refer you to a Tax Attorney here is the US that has hundreds of Canadian clients with US properties:)

Not sure what loan you’ll be using to acquire your first deal but make sure you have a great loan officer who can give you the ins and outs of each owner occupied loan.

Make sure your land is zoned for the type of structure you're wanting to build by calling the city/county planning and permits office. 

You can also speak with real estate brokers, title officers, other investors, the local zoning officer, etc.  

Or its worse if the agent thinks they know some detail that again is not correct.. it puts you in an awkward position of arguing with the agent when the buyer is there.I had one a few months ago were the buyers were uber picky on one of my new builds I mean we go above and beyond and so they come for their walk through and start in again on I mean TINY things that no other inspector buyer would point out I mean somethings cosmetically are to industry standards and we are not painting the moa lisa..
