Have you considered tiny homes? 

In 2023 we are redoing our ordinances specifically to deal with ADUs, tiny houses, STR.

However as noted above you can hire 5 different surveyors to do the same job and you will have 5 monuments within inches of each other it is very common that survey's don't align If this is a resi lot where a fence a a few inchs one way or the other does not matter not worth all the expense to fight over a tiny amount of land just come to an agreement with the neighbor and move on..

Such as shorter ceilings upstairs, tiny bathrooms, weird closets/no closets or other spaces that wouldn't work in a LTR.What would bother someone who has to live in the house day after day may actually be thought of as interesting and quirky by a weekend guest......

House hack a quad, duplex, or even a single family with an ADU or tiny house in the backyard that you live in and rent out the house.And consider that having roommates living in your house is also house hacking. because your roommates might end up covering your mortgage.There are so many options but BP is the best place to start.

@William Hutchinson My first one I bought this year is a quad I put down about $50,000 plus a tiny bit extra for closing costs.

My sister is looking to buy a tiny home in TX as her primary residence and do short term rentals on the weekend.
