So I recently purchased a multifamily home in a great location, near bus lines, freeway on ramp, shopping center 2 mins away with gym, restaurants, gas station, grocery store etc.  5 mins to walmart, theaters, medical clinic, higher end restaurants etc.  

I was walking around the lobby during the intermission in a sea of tall dudes.

There were talks of Playa Vista building up but it was more about The Runway (Playa Vista Downtown plans) with the retail stores and movie theater.

It has it's good points, like one of the best regional theaters in the country (The Human Race at the Loft/Victoria Theater).

California's translation of the SAFE Act, or other legislation that the banking lobby manages to get passed in this area, could change the dynamics some years down the road and have a negative effect on my "escrow originated note".

We have 300K spec homes a block away from a tax credit apartment complex in an upscaled neighborhood with over the top amenities, old fashioned light posts, shopping center and theater.

You will usually find seasoned owners who have been in the business for generations, the top attorneys in the mobile home park and RV park arena, experienced property managers that specialize in MH/RV parks, and others who have a deep vested interest in understanding the current regulations, and lobbying on behalf of all owners when a change doesn't make sense.
